    Jeddah summit reveals a market pivoting to compact, community-focused living and sophisticated design, driven by a generational shift and supportive government reforms.

    JEDDAH: A powerful combination of demographic trends and proactive government policy is fundamentally restructuring Saudi Arabia’s real estate sector, as detailed by industry leaders at the 19th Real Estate Development Summit.

    The discussions painted a picture of a market moving beyond traditional models to embrace walkable neighborhoods, integrated amenities, and a new definition of luxury that honors local heritage.

    A Generation Reshaping Demand

    Central to this shift is the Kingdom’s young population. Essam Ahmad Kalthoum, CEO of Asmou Development Co., highlighted that with over 35% of citizens in younger age brackets, demand is skewing toward modern, service-rich living environments.

    “The new generation is prioritizing lifestyle over square footage,” Kalthoum told Arab News. “They are seeking well-designed, compact homes within vibrant communities, which is redirecting development strategies.”

    Regulation and Finance Fuel the Boom

    This demographic push is being met with equally significant regulatory pull. Kalthoum cited recent financial sector reforms as a critical enabler, providing developers with clearer frameworks that have simplified project funding and accelerated construction.

    The Rise of the 15-Minute Neighborhood

    Internationally, the trend is toward integrated urban planning, and Saudi cities are no exception. Ron Bakker of PLP Architecture advocated for mixed-use developments that combine living, working, and leisure, reducing commute times and fostering stronger community bonds.

    This model, proven in cities like Tokyo, is seen as essential for managing the growth of urban centers like Riyadh and maintaining quality of life.

    Luxury Redefined with a Saudi Identity

    The market’s evolution is also aesthetic. Lamees Al-Ghamdi of ARAC noted that Saudi Arabia’s design standards have rapidly advanced from basic to world-class.

    “Exposure to global markets raised our benchmarks,” Al-Ghamdi stated. However, she emphasized that true sophistication now means weaving Saudi identity into high-end projects, ensuring that progress preserves the Kingdom’s unique cultural character.
